The Texas Tax Code establishes the framework by which local governments levy and collect property taxes. Usually county governments impose the largest taxes, and often there are additional taxes imposed by special taxation districts. The primary expenditures funded by property taxes are K schools and infrastructure and services like roads and emergency services.
Market value has been defined by The Supreme Court as the sale price of real estate as agreed upon between a willing buyer and willing seller, with neither being under duress to buy or sell.
Establishing appraised value of a property represents the first step towards determining its taxable value. The appraised value is calculated by using the Agricultural/Timber Use Value instead of the agriculture or timber market value.
This property does not have agricultural/timber use value, therefore the appraised value will be equal to market value.
The second step is determining the property's assessed value which is obtained by subtracting the homestead cap loss value from the appraised value. This applies only in the case of residential homestead and cannot exceed the lesser of the market value or the preceding year's appraised value, plus 10%, plus the value of any improvements added since the last re-appraisal.
Property tax is calculated by multiplying the assessed value with the corresponding tax rates.
A variety of property tax exemptions are available in Texas State, and these may be deducted from the assessed value to give the property's taxable value.

Temporary Search System Instructions
As of PM on 8/13/, the Recording Division is once again able to offer on-line search capabilities for Official Public Record documents in the custody of the County Clerk. This includes Marriage Licenses, Meeting Notices, Foreclosure Notices, and Real Property Records.
This temporary search system has the same information as the search system that was available previously on our website; however, it does look different and the information is accessed differently. Please see detailed instructions below on how to search for the records you are seeking.
Searching for Marriage Records
To Search Marriage Records by Name
- Go to https://www.tccsearch.org/Marriage/SearchEntry.aspx
- Enter the name of one of the parties in “Applicant 1” field (format: LastName FirstName)
- Select Search
- Click “View” in the Image column for the record you wish to view.
Note: If the party’s name is not found, return to step 2 and enter other party’s name in Applicant 1 field.
To Search Marriage Records by Marriage Date
- Enter date in “Date of Marriage From” field
- Select Search
- Click “View” in the Image column for the record you wish to view.
Searching for Official Public Records (Including Real Property Records)
To Search Official Public Records by Name:
- Go to https://www.tccsearch.org/RealEstate/SearchEntry.aspx
- Enter the Grantor name (if you have this information) in the Grantor field (format: LastName FirstName)
- Enter Grantee name (if you have this information) in the Grantee field (format: LastName FirstName)
- Select Search

How did we get here?
The County Clerk’s website has been experiencing high usage volume. In order to better handle that volume, a planned software change was undertaken. During that change, an unexpected hardware issue occurred.
We are still in the process of implementing a long-term solution to that hardware issue. Until that happens, this temporary search system is designed to provide the public with full access to all official public records that are available online.
What are the plans for the future?
In Fall of , the County Clerk’s Office will be releasing a Request for Proposals for a new Recording Software System. Part of that new Recording Software System will be a robust searchable system so that the public is able to search official public record documents online.
Additionally, the County Clerk is continuing work on a plan for the digitization of records that are not yet in digital format.
